A tiny home’s ventilation hardware does its work out of sight, which is exactly why it fails quietly. Bathroom fans, range hoods, and HRV cores collect a film of dust and cooking grease that chokes airflow long before the room starts to feel stuffy. The repair is not a service call. It is a five-minute look every couple of months, done with a flashlight and a rag, that keeps each device moving the air it was built to move.

The check matters more in a small, tight home than in a big leaky one, because there is far less air in the box to begin with. A fan that has quietly lost a third of its output can leave moisture on the windows within a week. Below is what to touch, what the numbers should be, one full walk-through, and how to read the symptoms when a clean system still underperforms.

The bathroom fan: confirm it still pulls its rated air

Start at the noisiest, dirtiest point. Pull the plastic grille off the bathroom fan (most snap off or release two spring clips), and you will usually find the cover and the blower wheel furred with lint. That fuzz is not cosmetic: it adds drag to the wheel and blocks the intake, so a fan sold to meet code can fall well short of its label. The 2024 residential code sets the target you are checking against. Under IRC Section R303.3 a bathroom fan must move at least 50 CFM on demand or 20 CFM running continuously and vent straight outdoors. Vacuum the grille and wheel, wipe the housing, then run the classic tissue test: hold a single square of toilet paper to the grille with the fan on. A healthy fan holds it flat. If it barely clings after cleaning, the duct is the next suspect.

If the fan is loud, weak, or older than you are comfortable with, replacing it is cheap and the efficiency gap is large. A modern unit with an ECM motor sips power: Panasonic’s WhisperGreen Select draws only 9.9 watts at its 110 CFM setting (and about 3.1 watts down at 50 CFM), so you can run it continuously as whole-house exhaust for pennies. A clean, efficient fan is the cheapest air quality upgrade in the house.

The range hood and its grease trap

Grease is a different problem from dust, and cooking in a small space throws a surprising amount of it into the air. The aluminum mesh filter in a recirculating or ducted range hood is designed to catch it, and it loads up fast. A saturated filter both cuts airflow and turns into a slow-dripping fire risk over a burner. Pop the mesh out, and if it feels tacky, drop it in hot water with a spoonful of dish soap and a little baking soda for ten minutes, then let it dry before it goes back. On a ducted hood, check that the outside damper flap actually opens when the fan runs and closes when it stops. A damper stuck shut by grease means the hood is moving no air at all, no matter how loud it sounds.

The HRV or ERV core: pull it and rinse it

If your home has a heat-recovery or energy-recovery ventilator, its core is the part that pays your heating bill back to you, and it doubles as a fine dust filter whether you want it to or not. Slide it out (most units have a front door and the core pulls straight forward) and hold it up to the light. The channels should be clear. The performance you are protecting is specific: to carry the ENERGY STAR label, an HRV or ERV has to recover at least 65% of the heat when tested at 32°F, and a core packed with dust drifts steadily below that. Most cores rinse under a tap or in a tub of mild soapy water (check your manual, since some ERV cores use a paper membrane and only get vacuumed). While the core is out, replace or wash the small pre-filters flanking it, because those are what keep the core clean between services.

The HVAC filter and the fan working behind it

The filter on a ducted mini-split or air handler is the easiest item on the list and the one most often forgotten. A blocked filter starves the blower, drops airflow across the whole home, and lets fine particles slip through the gaps. When you buy replacements, buy up: the EPA advises choosing a filter rated at MERV 13, or as high as the system’s fan and slot can handle, since higher MERV numbers trap smaller particles. Hold the old filter up to a light before you toss it. If you cannot see the light through it, it was overdue.

Checking the whole system against its target

Cleaning restores each device, but it helps to know the number the whole home is supposed to hit, so you can tell whether a clean system is actually sized right. The residential ventilation standard, ASHRAE 62.2-2013, sets a whole-house rate of 7.5 CFM per person (occupancy counted as bedrooms plus one) plus 3 CFM for every 100 square feet. For a one-bedroom home of 300 square feet, that is two occupants at 7.5 (15 CFM) plus 9 CFM for the floor area, roughly 24 CFM of continuous fresh air. If your cleaned-up fans and core cannot reach that between them, the hardware is undersized, not just dirty.

Clean hardware holds its rated numbers. Dirty hardware quietly gives them back, a little every week, until the windows fog and you wonder what changed.

A five-minute check, start to finish

Picture a couple in a 300-square-foot cabin who notice condensation creeping back onto the bedroom window in October. Nothing is obviously broken, so they run the check on a Saturday morning. Here is the whole pass:

  • Minute one: pop the bathroom fan grille, find it grey with lint, vacuum the grille and blower wheel.
  • Minute two: run the tissue test; the fan now holds the paper flat, so the duct is fine.
  • Minute three: pull the range hood mesh, find it tacky with grease, set it to soak.
  • Minute four: open the HRV, slide out a core with half its channels grey, rinse it under the tap.
  • Minute five: check the mini-split filter, see it is loaded, and swap in a fresh MERV 13.

Hands-on time is about five minutes, plus drying time for the two washed parts. The condensation clears within two days, because the HRV core and the bath fan are moving their full airflow again. Nothing was replaced, nothing was professionally serviced, and no one felt a draft.

What to do when the air still feels wrong

Sometimes a spotless system still underperforms, and the symptom points at the cause. Work through these before you spend money:

  • Windows fog even after cleaning: the whole-house rate is too low or a fan is switched off. Confirm the HRV is actually running and step it up before winter.
  • Tissue test still weak with a clean fan: suspect the duct. A crushed, disconnected, or lint-plugged run kills airflow past the fan itself, so trace it out to the exterior hood.
  • Range hood loud but useless: the outside damper is stuck shut with grease, or the duct dead-ends in a cavity instead of outdoors. Confirm the outside flap opens.
  • Recovery core clean but the supply feels cold: the unit may be in a defrost cycle, or the balance between supply and exhaust has drifted. Recheck the balance and the outdoor intake screen.

Put the check on the calendar every couple of months and it becomes a habit rather than a rescue mission. The devices that quietly lose performance are the ones you never open, so opening them is most of the job.

Can I wash an HRV core, or will water ruin it?

A fan can pull its rated air and still lose the race if the duct run is long, kinked, or crushed, because every bend and every foot adds resistance the label rating never sees. Trace the duct to its outdoor termination, straighten any sags, and confirm the exterior flap opens fully. If the run is unavoidably long, a fan rated above the 50 CFM code minimum gives you the margin to actually clear a shower.
