Greywater is the water that drains from your sinks, shower, and washing machine, everything except what leaves the toilet. In a tiny home, where every gallon is metered and every drop feels earned, that used water is a resource sitting in your drain trap instead of a problem headed for the septic tank. With a few plain cautions, most of it can go straight to fruit trees and ornamentals rather than down the pipe. The setups that work best at this scale are also the cheapest and the least regulated, which is the happy part of the story.

What actually counts as greywater

Greywater comes from fixtures that never touch human waste: showers, bathtubs, bathroom hand-washing sinks, and clothes washers. It carries soap, skin cells, lint, and a little food residue, all of which established plants tolerate well. Blackwater, the water from toilets, is off limits for reuse without heavy treatment and stays in your normal waste system.

Kitchen sink water sits in a gray area, literally. It is technically greywater, but it is loaded with grease, food particles, and bacteria that clog simple systems and turn sour within a day. Many jurisdictions exclude it from permit-free reuse for exactly that reason. If you are starting out, keep it easy:

  • Reuse: shower and bathtub water, bathroom sink water, and clothes-washer wash and rinse water.
  • Leave alone: toilet water (blackwater) and kitchen sink or dishwasher water (too much grease and food waste for a beginner system).

The simplest system: laundry to landscape

The friendliest entry point is a laundry-to-landscape setup, which taps the washing machine’s drain hose and sends the water to your yard through 1-inch tubing. It requires no cutting into household plumbing, which is why it is permit-exempt in many states, and the washer’s own pump does the pushing, so there is no separate pump to buy or power.

The build, in order:

  • Fit a 3-way brass valve to the washer’s drain outlet so you can switch between the sewer and the yard at will.
  • Run 1-inch HDPE tubing from the valve to the planting area, keeping it on a steady downhill grade.
  • Split the line into individual outlets, one per tree or shrub, using barbed tees.
  • End each outlet in a shallow mulch basin.

That last step is not optional. Under California’s no-permit rules, every discharge point must be covered by at least 2 inches (51 mm) of mulch, rock, or soil, or a solid shield, so that nobody contacts the water and it never pools on the surface. Placement carries its own rules: California Plumbing Code Chapter 15 asks for a minimum of 100 feet between a greywater irrigation area and any water-supply well, the same 100 feet from streams, rivers, lakes, or wetlands, and 1.5 feet from an adjoining property line. Those setbacks protect drinking water and your neighbors, and they are worth honoring even where no inspector will ever check.

What your state’s rules actually say

Greywater law is written state by state, and the numbers matter because they decide whether you can install on a Saturday or need an engineer and a permit.

Storage is the sharpest line. Untreated greywater grows bacteria fast once it leaves the drain, so it is meant to be used, not saved. Oregon’s onsite reuse rule (OAR 340-053) requires that untreated graywater be stored 24 hours or less before use, and it keeps the paperwork light for the smallest setups: simple systems producing 300 gallons per day or less need water-quality monitoring only once a year.

Volume decides which tier of rules you land in. Colorado’s regulation (5 CCR 1002-86) caps single-family Category A and C graywater at a design flow of 400 gallons per day or less, while larger Category B systems can run up to 2,000 gallons per day. For treatment hardware, the national benchmark is NSF/ANSI Standard 350, which classifies a system handling up to 1,500 gallons per day as residential and anything above that as commercial. A tiny home almost never approaches any of these ceilings, and that is the point: at your scale you reliably qualify for the simplest, least-regulated category.

Greywater is for the root zone, never the salad bowl. Do not spray it, do not store it in an open barrel, and do not put it on anything you eat raw. Mulch-covered or sub-surface delivery to fruit trees, ornamentals, and lawns is the safe lane, and staying in that lane is what keeps a beginner system beginner-safe.

A worked example: two people on a quarter acre

Consider a couple living in a 240-square-foot home on a quarter-acre lot in a dry climate. They run about five loads of laundry a week and take short showers. Their washer uses roughly 15 gallons a load, so laundry alone frees up around 75 gallons a week, and two daily showers add perhaps another 140 gallons. Call it 215 gallons a week of greywater, comfortably under every design-flow cap above.

They begin with laundry to landscape because it is reversible and cheap, about $150 in valve, tubing, and fittings. The line feeds three young fruit trees, each ending in its own mulch basin. They flip the brass valve to sewer whenever they use bleach or wash anything heavily soiled, because those loads are not safe for plants. In summer the trees get free irrigation; in winter, when the ground is already saturated, they turn the valve back to the sewer and let the system rest. No pump, no permit, no storage tank, and the water is in the soil within minutes of leaving the machine, which keeps them well inside the 24-hour rule without a second thought.

When it goes wrong

Simple systems fail in a handful of familiar ways, and each has a plain fix:

  • Water pools on the surface. An outlet is clogged or the basin is too small. Clear the emitter, enlarge the basin, and top up the mulch cover.
  • The yard smells sour. Water is sitting too long, or kitchen water has crept into the line. Confirm that only shower and laundry water feeds the system and that nothing is pooling.
  • Tubing clogs with lint. Add a lint trap on the washer hose and flush the lines once a season.
  • Leaves yellow or edges scorch. Salts and boron from certain detergents are building up in the soil. Switch to a plant-safe, low-sodium, boron-free soap and alternate greywater with fresh water to rinse the root zone.
  • The washer pump strains or throws an error. The run is too long or the lift too high. Shorten the line, drop the vertical rise, and remove elbows that add back-pressure.

When you are unsure about anything, flip the valve back to the sewer. That single switch is the reset button for the entire system, and it is the reason a 3-way valve is the one part you should never leave out.

Use it on the root zone of fruit trees and on crops whose edible parts grow well above the soil, delivered under mulch so the water never touches the produce. When in doubt, send greywater to ornamentals and trees and irrigate the food garden with fresh water.

Do I need a permit for a tiny home greywater system?

You move into permit territory once you cut into household supply lines, add a pump and storage, or exceed your state’s design-flow threshold. What soap can I use so I do not harm my plants?

Choose detergents that are low in sodium and free of boron, bleach, and optical brighteners, all of which accumulate in soil and stress plants over time. Liquid detergents are generally safer than powders, which often use sodium-based fillers. Products labeled greywater-safe or plant-safe take the guesswork out, and rotating in a fresh-water rinse now and then flushes any salts that do build up.
